The subject trees form highly prominent landscape features contributing significantly to the public visual amenities of the local and wider landscape given the flat local topography and the height/ massing of the trees. In the interests of preserving the visual amenity of the trees and protecting their contribution to the character of this area. Change of land use from commercial activity to residential use is proposed bearing potential for major tree pruning or loss contrary to the amenities of the area. To preserve the efficacy of the tree features in their contribution to varied wildlife benefits. A number have been planted as mitigation planting for trees removed to allow the build of properties along Douglas Ave, therefore their retention is required to comply with the planning permission and the desired visual benefits.
